With long dry periods when there is insufficient moisture in the soil to adequately nourish trees, root systems spread and trees that would normally be considered outside the influence of buildings may, in very dry periods, increase their root spread, bringing those buildings into risk of subsidence. Many other factors too can influence the ground stability of a property.
